Preventive Maintenance Checklist
Heating and Cooling Checklist
All service technicians will use the below listed checks when performing a clean and check on a heat pump or air conditioner. Also, a diagnostic visit should not only fix the apparent problem but incorporate these checks as well. To separate ourselves from the ordinary, we must give our customers extraordinary service.
- Check thermostat operation
- Replace filter at air handler (Service agreement customers only)
- Inspect blower assembly
- Inspect and lubricate blower motor
- Take amperage reading of blower motor
- Inspect condensate drain and flush if necessary
- Inspect condenser coil
- Inspect all electrical connections in condensing unit
- Check service valves and service port caps
- Check compressor voltage
- Check contactor contacts for voltage drop
- Read and record compressor discharge gas temperature
- Read and record suction line temperature
- Read and record liquid line temperature
- Check evaporator coil performance
- Check temperature drop across evaporator
- Check unit operation according to charging calculator
- Clean coils as required (on service agreement inspections at no additional cost)
- Cycle system through one complete cycle
- Reset thermostat
- Review results with customer
- Review plumbing issues with customer
- Review electrical issues with customer
- Review service agreement
